Vacation Rental Maintenance Services



Here are just some examples of the maintenance services we can provide for you. These items are what we have found in our vacation rental business to be necessary and ongoing in maintaining our vacation rental investments.

Or specifically, let us troubleshoot a problem  you might be having:  a leak, a broken window, repair a handrail, ac filters replaced, windows washed, furniture moved...whatever you might need! Or let us just help you with weekly upkeep:  trim trees, mow grass, haul trash, you name it!

We also specialize in decks and docks maintenance.

Maintenance Checklist
o   Remove leaves and debris from gutters and downspouts.
o   Pressure-wash wood siding to prevent mold.
o   Check the exterior paint for bare spots.
o   Inspect and replace exterior caulk.
o   Check window and door sills for leaks and caulk where   necessary.
o   Clean air-conditioning unit.
o   Check the foundation.
o   Trim trees and bushes.
o   Check the sprinkler system.
o   Check all decks for loose boards, railings, and stairs.
o   Inspect the condition of the roof.
o   Check window screens.
o   Check fences and gates.
o   Check the automatic garage door opener.
o   Examine the septic system for flooding or unusual odor.
o   Check the latches on storm windows.
o   Inspect the grading around house to make sure that water drains away from the house on all sides.
o   Check outside walls for termite tubes and damaged wood.
o   Clean and seal tile and grout.
o   Check and fix leaky faucets.
o   Clean and seal tile and grout.
o   Make sure that all toilets are properly secured to the floor.
o   Check and fix leaky faucets and toilets.
o   Check the attic for signs of moisture (i.e. water stains on the underside of the roof sheathing).
o   Check all wooden materials for mildew and rot.

o   Clean out ashes from the fireplace.
o   Replace the batteries in your smoke detectors.

o   Clean furnace ducts.
o   Change furnace filters.
o   Check doorframes for square-ness.  Inspect door frames.
o   Check the main electrical panel for rust and/or water marks.

Management services include collection of rent, notices for late payment, notices for eviction should that be necessary, return of security deposit, documentation of before and after conditions, phone access to renters for repairs and any necessary communication.  We charge 8% of the gross collected rents.

Leasing is also available and we will market your property through the Multiple Listing Service, signage and  Our fee is negotiable. Typically listing agent and leasing agent combined receive approximately 35%.

Maintenance is available through our reliable list of third party contractors or we will use a contractor of your choice if preferred.  We will manage any improvements and repairs for a charge of cost plus 20%.
